The front door,  paint with appliance epoxy.Paint bathroom cabinets with appliance epoxy,use chrome hardware,tile above the shower,& tile the floor.All rooms paint wall with latex enamel for easy cleaning, install picture rail molding 6" down from ceiling to keep renters from putting holes in the walls.Provide pan for washer and dishwasher to keep leaks from damaging the floors. Require renter to carry insurance on their property. Include yard care in the rent.Provide air filters when you inspect your property at least every three months, the inspection should include water leak detection,roof leaks,electrical checks of GFI outlets, Get a service contract with a local pest control company to take care of exterior and interior.Pressure wash exterior once a year minimum. Provide entry mats to keep your floors protected.
